Sales and Refunds Policy

At Apex Skyline Real Estate, we believe in transparency, integrity, and client satisfaction. This page outlines our official policies regarding sales transactions, booking procedures, and refund eligibility.

1. Property Sales Policy

All properties listed on apexskyline.ae are subject to availability and final confirmation from the developer or property owner. Property prices, payment plans, and availability may change at any time without prior notice.

Buyers Must Note:

  • Prices listed are exclusive of government fees, registration charges, and other applicable taxes unless explicitly stated.

  • All property sales are subject to the terms and conditions of the developer or seller.

  • Apex Skyline acts as an intermediary (real estate broker) and not the final seller unless clearly specified.

2. Booking and Reservation

To secure a property, buyers are required to submit a booking fee or initial deposit. The amount and payment method will depend on the developer’s or property owner’s requirements.

Booking Terms:

  • Booking fees are typically non-refundable unless stated otherwise by the developer.

  • All bookings must be confirmed via a signed reservation form or MoU.

  • Apex Skyline will issue a receipt upon collection of any fee paid to the agency.

3. Payment Terms

All property transactions are made through official channels with proper documentation. Apex Skyline does not collect full payment on behalf of developers or sellers. Clients are advised to:

  • Make payments directly to developers via approved methods (cheques, bank transfers, escrow accounts, etc.).

  • Ensure all payment receipts are collected and documented.

  • Pay any applicable service charges, transfer fees, or government fees as outlined in the agreement.

4. Refund Policy

Refunds are subject to the specific terms and conditions of the property developer, project, or seller. Apex Skyline will assist clients in requesting refunds, but the final decision lies with the developer or property owner.

General Refund Guidelines:

  • Booking fees are usually non-refundable unless the developer cancels the project or declines the application.

  • If a refund is approved, it will be processed within the timeframe specified by the property seller.

  • Apex Skyline is not responsible for delays caused by banks, developers, or government authorities.

5. Service Fee Refunds

Apex Skyline may charge a brokerage fee or service charge for handling property transactions. These fees are non-refundable once the service has been rendered or a deal has been successfully closed.

6. Cancellations and Transfer of Ownership

  • Property cancellations are subject to each developer’s cancellation policy and may involve penalties.

  • Ownership transfers (resale or assignment) must be done through official channels and may incur additional costs or approval conditions.

7. Legal Support

Apex Skyline will support buyers with documentation, RERA compliance, and developer communication but does not offer legal advice. Clients are advised to consult a legal advisor before making large investments.
