Lavita is Emaar’s most exclusive address in The Oasis. This waterfront mansion community sits inside Dubailand. It features just 43 custom homes. Each property offers ultimate space and privacy.
The mansions come with 6 or 7 bedrooms spread over four floors. You get a private car gallery, a home cinema, and an entertainment room. Homes also include a lift, staff quarters, and a dedicated office. Show kitchens feature high-end European appliances. Built-up areas range from 19,000 to 28,500 square feet. Even the standard options outsize most luxury Dubai villas.
Buyers can choose from four distinct architectural styles: Ayanna, Aman, Faya, and Naya. Each design brings a unique facade and floor plan. However, every home shares core features. Lavita at The Oasis is expected to reach completion and handover from late 2028 through the first quarter of 2029.
Buying off-plan at Lavita lets you lock in today’s prices. The mansion will gain value as the community matures around it. You get in early while Emaar builds the roads and lagoons.
Emaar brings a solid track record that lowers your risk. They have delivered thousands of homes across Dubai on schedule. Timely delivery is critical when buying a high-value mansion.
The payment structure follows an 80/20 plan. You pay 20% down to book your unit. Staged instalments follow key construction milestones. You pay the final 20% at handover in Q4 2028. This spread keeps your cash free for other investments.
Life at Lavita is built around water and green space, not concrete. The Oasis sets aside roughly a quarter of its 100-million-square-foot masterplan for lagoons, canals, beaches, and parks, and Lavita sits right inside that layout.
Most listings describe a project as being "close to a park." At Lavita, the water and the green space are part of the address, not a short drive away.
Lavita sits at the very top of Emaar's portfolio, and the pricing reflects that. Mansions start from around AED 36 million, moving up depending on style, plot size, and position within the community.

The 80/20 plan keeps the structure simple. You pay 20% to book, the rest is released in stages as construction hits agreed milestones, and the final 20% is due when you collect the keys. There's no large lump sum due partway through, which makes budgeting for a purchase at this scale a lot more manageable.
Dubai closed 2025 as the world's number one market for homes sold above $10 million, ahead of London and New York, according to Knight Frank's residential review. That's the tier Lavita sits in, and it's part of why global buyers keep looking at Dubai's mansion segment instead of walking past it.
Luxury and ultra-luxury villas across Dubai have been generating gross rental yields in the region of 5 to 6%, a level that holds up well against most mature property markets. Add zero property tax and zero capital gains tax, and the after-return picture looks even stronger.
This isn't a quick flip. Lavita is built for buyers thinking in years, not months, whether that means living in it or holding it as part of a long-term portfolio.
The Oasis is one of Emaar's largest bets on where Dubai's wealthiest buyers want to live next: low-rise, water-centric, and private, rather than another tower on the skyline. Roughly AED 73 billion is going into the wider community, and Lavita is one of its most exclusive addresses.
As the surrounding lagoons, parks, and retail come online through to the 2028 handover, early Lavita buyers are positioned ahead of that maturity curve, at a point when pricing across the community is still closer to launch levels than to a fully built-out neighbourhood.
Lavita sits within The Oasis in Dubailand, next to Sheikh Zayed Bin Hamdan Al Nahyan Street, with additional access via Yalayis Street. That puts most of Dubai within easy reach without living in the middle of the city’s traffic.
The trade-off that usually comes with this much space, being cut off from the city, doesn’t really apply here. You get a private, low-density setting with the rest of Dubai still close by.
Lavita isn’t trying to be the tallest or the loudest address in Dubai. It’s built to be the most private one, and for the buyers it’s aimed at, that’s exactly the point.
