Dubai Mortgage Calculator Guide: Monthly Payments, Down Payment and Fees (with Calculator)

Before booking a viewing, most buyers have these three questions in mind: how much monthly mortgage payment do I need to pay to the bank, how much cash do I need to pay on day one, and if my salary is enough to carry the loan or not.

The Apex Skyline Dubai mortgage calculator in this guide clearly answers these questions.  Enter the price, your residency status, your down payment, the loan term and the rate on your bank’s offer and it will list the exact government and bank fees you pay upfront.

We will explain each number here, including the mortgage down payment Dubai rules and the 50% debt limit, so you know what the bank will look at.

The Short Version

  • Down Payment: 20% minimum for an expat’s ready first home up to AED 5 million, 30% above that, and 50% for off-plan.
  • Fees on Top: Roughly 7% to 10% of the property price.

How Does the Apex Skyline Mortgage Calculator Works?

Easily find your payment and cash you need on day one by entering your price, down payment, loan period and rate in this Dubai mortgage calculator.

It uses the same reducing-balance method as UAE banks and adds Dubai’s standard purchase fees on top.

Here is what it assumes:

  • Starting figures: AED 1,200,000 price, 20% down, 25 years and a 3.75% interest rate. These amounts are set just to give you an idea of how it works. Change all of them to match your deal.
  • Payment: The reducing-balance method so interest is charged on the balance you still owe.
  • Upfront costs: 4% Dubai Land Department fee plus AED 580, AED 4,200 trustee fee, 0.25% mortgage registration, 2% agency fee plus VAT, 1% bank arrangement fee plus VAT, and AED 3,150 for valuation.
  • Mortgage registration: the calculator uses 0.25% of the loan. Bayut lists an extra admin charge of about AED 290, so add that to your budget.
  • Not included: insurance, service charges, the seller’s NOC and the DEWA deposit.

With the starting figures, the monthly payment is AED 4,936 and the total needed upfront is about AED 333,600 (see the example in the fees section below).

What Interest Rate Should You Enter?

Enter the rate from your bank’s written offer. If you don’t have any offer yet, try to mention at least two to three rates and then read the range.

  • Fixed rate: stays the same for an agreed period, normally one to five years.
  • Variable rate: follows the benchmark rate EIBOR plus the bank’s margin. You can also check today’s EIBOR on the Central Bank of the UAE site.
  • After the fixed period: the loan normally moves to a floating rate, so you need to test a higher rate for the later years.
  • The calculator’s 3.75%: this is a starting figure only. Replace it with your own rate.
  • Advertised rates: the lowest rate in an ad may not be the one you are offered.

A Sample Example of an AED 1.2 M Loan Over 25 Years

Rate Monthly Payment
4.0% AED 6,334
4.5% AED 6,670
5.0% AED 7,015

Each extra 0.5% adds about AED 340 a month here.

How to Calculate Your Monthly Mortgage Payment Dubai?

Any monthly mortgage payment in Dubai depends on the amount of loan, the rate and the number of months. UAE lenders use the reducing-balance method so interest is charged only on what you still owe.

  • Loan = Price minus Down Payment.
  • Early payments are mostly interest. More goes to the loan as the years pass.
  • The calculator does the formula, so you only need the four inputs.

The monthly mortgage cost of every AED 1,000,000 borrowed over 25 years, at example rates:

Rate Payment per AED 1,000,000
3.5% AED 5,006
4.0% AED 5,278
4.5% AED 5,558
5.0% AED 5,846

By Property Price, with 20% Down Over 25 Years

Price Loan (80%) At 4% At 5%
AED 1,000,000 AED 800,000 AED 4,223 AED 4,677
AED 1,500,000 AED 1,200,000 AED 6,334 AED 7,015
AED 2,000,000 AED 1,600,000 AED 8,445 AED 9,353
AED 3,000,000 AED 2,400,000 AED 12,668 AED 14,030

How Much Can You Borrow on Your Salary?

Most UAE banks let your total monthly debts including the new mortgage, reach 50% of your salary. At an example 4% over 25 years, every AED 10,000 of monthly income with no other debts supports a loan of about AED 947,000.

Here is a quick example, assuming no other debts and a 25-year term:

Monthly Income Max Payment (50%) Loan at 4% Loan at 6% 7× Salary Cap (Expats)
AED 15,000 AED 7,500 Approx. AED 1.42 million Approx. AED 1.16 million AED 1.26 million
AED 20,000 AED 10,000 Approx. AED 1.89 million Approx. AED 1.55 million AED 1.68 million
AED 30,000 AED 15,000 Approx. AED 2.84 million Approx. AED 2.33 million AED 2.52 million
AED 40,000 AED 20,000 Approx. AED 3.79 million Approx. AED 3.10 million AED 3.36 million

Treat these as upper limits rather than approvals.

Many banks test your application at a higher rate than the one they offer you, which is why we’ve included a 6% column as a cautious case.

Banks also count part of your credit card limits as debt even if you clear the cards every month so closing cards you don’t use can raise the amount you can borrow.

If you are deciding whether to keep renting, our renting vs buying in Dubai guide sets these monthly payments next to typical rents.

How Much Is the Mortgage Down Payment in Dubai?

Mortgage down payment Dubai for a ready first home is 20% up to AED 5 million and 30% above that. Off-plan needs at least 50%. These are Central Bank limits.

Property Max Loan Minimum Down Payment
Expat resident, first home up to AED 5m 80% 20%
Expat resident, first home above AED 5m 70% 30%
Off-plan, any buyer 50% 50%

UAE nationals can borrow a little more. As per the same Central Bank rules, they can borrow up to 85% on a first home up to AED 5 million and up to 75% above that.

A bigger down payment also helps to lower your monthly bill. On AED 1.5 million at an example 4% over 25 years:

Down Payment Loan Monthly Payment
20% (AED 300,000) AED 1,200,000 AED 6,334
30% (AED 450,000) AED 1,050,000 AED 5,542
40% (AED 600,000) AED 900,000 AED 4,751

Every extra 10% down cuts the payment by about AED 790.

Which Fees Come on Top of the Down Payment?

Plan for about 7% to 10% of the price on a resale purchase, before the down payment. The 4% Dubai Land Department transfer fee is the biggest single part of that cost.

As per Bayut, here is the fees that comes on the top of down payment:

Fee Amount
DLD transfer fee 4% of price
Trustee office fee AED 4,200 (price AED 500,000+), AED 2,100 below, VAT included
Mortgage registration 0.25% of loan + about AED 290
Bank arrangement fee About 0.5% to 1% of loan + 5% VAT
Valuation fee About AED 2,500 to 3,500 + 5% VAT
Agency commission Commonly 2% + 5% VAT
Mortgage life insurance About 0.4% to 0.8% a year on loan balance
Home insurance From about AED 1,000 a year

Example (The Calculator’s Starting Figures)

AED 1.2 million ready home, 20% down, 25 years at 3.75%.

Item Amount
Down payment AED 240,000
DLD fee (4% + AED 580) AED 48,580
Trustee office fee AED 4,200
Mortgage registration (0.25% of loan) AED 2,400
Agency commission (2% + VAT) AED 25,200
Bank arrangement fee (1% + VAT) AED 10,080
Valuation fee AED 3,150
Total Cash Needed AED 333,610
  • Fees alone: AED 93,610 which is about 7.8% of the price.
  • Not included: seller NOC, DEWA deposit, service charges, moving costs.
  • Yearly tax: none for foreign owners.

What Does the Bank Check Besides the Maths?

Three limits decide how much you can borrow. The 50% debt rule is the one buyers miss most.

The other two are the loan term depending on your age, and the minimum age and salary the bank accepts.

  • Debt burden ratio: your mortgage plus all other monthly debts should stay within 50% of income.
  • Term: up to 25 years and the loan must end by age 65 if you are salaried or 70 if self-employed. Older buyers get shorter terms and higher payments.
  • Age and salary: minimum age 21 and a minimum monthly salary of AED 10,000 for UAE nationals and residents per the same guide. Banks can set their own bar.

Should You Pick a Longer or Shorter Term?

A longer term gives a lower monthly payment and more total interest. Pick based on what you can carry each month.

Loan Term Monthly Payment Total Interest
15 years AED 8,876 AED 397,726
20 years AED 7,272 AED 545,223
25 years AED 6,334 AED 700,213

25 years keeps the payment lowest and helps with the 50% limit. 15 to 20 years saves interest if the payment is comfortable.

Mortgage Calculator Mistakes That Cost You Money

Most mistakes come from reading the monthly payment as the whole cost of owning the home. Fees, insurance and service charges all sit on top of it so you should always leave room for that in your budget.

  • Leaving out fees, which add AED 100,000 or more on a AED 1.5 million home.
  • Using an ad rate instead of the rate on your offer. See fixed vs variable mortgage rates to understand what you are being offered.
  • Skipping insurance. Banks routinely ask for life cover on a mortgage (Bayut).
  • Forgetting service charges, which are yearly and vary by building.
  • Using an unchecked price. If the bank’s valuation is lower, you cover the gap.
  • Treating the result as approval. Banks still check income, credit and the property.

What Happens After You Use the Calculator?

The next step is mortgage pre-approval which shows what a bank may lend you. After that, you agree on a price, the bank values the property and the loan is registered when ownership transfers.

Here are the steps explained in simple way:

  1. Get Pre-Approval. It is usually valid for around 60 days and shows sellers you are a serious buyer.
  2. Agree a Price and Sign the Sale Agreement. This is Form F and you normally give a 10% deposit cheque that the agent holds until transfer.
  3. Let the Bank Value the Property. The bank’s valuer checks that the home is worth what you are paying.
  4. Read the Final Offer Letter. Check the rate, the fixed period, the fees and the early settlement terms before you sign.
  5. Complete the Transfer. At the trustee office, the bank pays the seller, the Dubai Land Department registers you as the owner along with the mortgage and you get the keys.

2. What is the minimum down payment for a mortgage in Dubai?

3. How much is mortgage fees in Dubai?

4. What is the maximum mortgage term in the UAE?

The maximum mortgage term is 25 years, ending by age 65 if salaried or 70 if self-employed. If you are older when you apply, the term gets shorter and the monthly payment goes up.

5. Which rate should I use in a mortgage calculator UAE buyers can trust?

The one on your bank’s offer. Without an offer, try a few rates, and check EIBOR for variable products.

6. Can expats and non-residents use your Dubai mortgage calculator?

Yes. Non-residents get lower loan limits that vary by bank so you need to first pick “Non-Resident” and enter your bank’s down payment figure.

7. Is a mortgage calculator the same as pre-approval?

No. The calculator is your own estimate. Pre-approval is a bank’s written estimate of what it may lend which depends on your income and credit.

8. How much salary do I need for a mortgage in Dubai?

Most banks ask for a minimum monthly salary of AED 10,000. Your total monthly debts, including the new mortgage also need to stay within 50% of that income.

9. What down payment do UAE nationals need?

UAE nationals need at least 15% for a first home up to AED 5 million and 25% above that. For off-plan property, the minimum is 50% which is the same as for everyone else.

10. Can I add the fees to my mortgage?

In most cases, you cannot do that as banks lend against the property price and not the purchase fees. Plan to pay the DLD fee, commission and bank charges in cash on top of your down payment.

11. Does the calculator work for Islamic mortgages?

Yes, the Apex Dubai mortgage calculator works the same way for Islamic home finance. Enter the profit rate from your bank’s offer in place of the interest rate to see your monthly payment.

12. Can I pay off my mortgage early in Dubai?

Yes, you can settle your mortgage in full or in part before the term ends or switch to a better deal. The early settlement fee is capped at 1% of the outstanding loan or AED 10,000 whichever is lower.
